Energy Corridor office building trades hands

The Howard Hughes Corp. announced six office leases at various properties it owns in The Woodlands. In Two Hughes Landing, SI Group, a global leader in the technology of performance additives, process solutions, pharmaceutical ingredients and chemical intermediates, leased 15,018 square feet. The company was represented by Beau Bellow of JLL. At 9950 Woodloch Forest Tower in The Woodlands Towers at The Waterway, Clouthier Law, a Texas criminal and civil appeals law firm represented in the lease by Ryan Dierker and Rob Banzhaf of Newcor Commercial Real Estate, leased 3,218 square feet, and Banorte Securities International, an investment management and brokerage service company represented by Jim Bell of Savills, leased 3,170 square feet. At 1400 Woodloch Forest Drive, University Title Co. a full-service title company represented by Patrick Buckhoff of Commercial Advisors Group at Re/Max Integrity, leased 4,781 square feet, relocating from Spring. Tailwater Innovation Partners, an energy transition and engineering solutions provider represented by Samuel Slovacek of JLL, leased 2,525 square feet to establish a new office. Accron, a U.S.-based chemical marketing organization represented by O.J. Bobek of Bobek Realty Group, leased 2,542 square feet to relocate from Magnolia to The Woodlands. Hughes was represented by Bob Parsley, Norm Munoz and Jillian Fredericks with Colliers in the leases.
Fuller Realty Partners and ICP Funds have acquired Park Ten Plaza, a 157,759-square-foot office building at 15115 Park Row in the Energy Corridor. The building is in the 550-acre Park Ten Business Park. Rick Goings, Kevin McConn, Marty Hogan and Jack Moody of JLL Capital Markets represented the seller, USAA Real Estate. JLL’s Cameron Cureton and Wally Reid arranged acquisition financing through East West Bank. The building is 94 percent leased and has a new fitness center, an executive level conference room, a state-of-the-art lobby and recent HVAC and roof replacements.
Sandgrens purchased a 6,000-square-foot office/warehouse building at 16958 North Freeway. Travis Land and A.J. Williams of NAI Partners represented the buyer. Garrett Thomas and Mike Boyd of Boyd Commercial represented the seller.
Red Dawn purchased 1.6 acres at 6525 Louetta from PS Spring City RE. David M. Boyd of Boyd Commercial/Corfac International represented the seller. Usman Mohammad of Realm Real Estate Professionals represented the buyer.
MNV Real Properties purchased the 9,000-square-foot Bridgeview II Shopping Center at 19640 Kuykendahl in Spring. Rosa Dye of SVN | J. Beard Real Estate – Greater Houston represented the seller, H & J Real Properties. Carlos Iglesias of Realty Associates represented the buyer.
H5 Products signed a 9,991-square-foot industrial lease at 501 Hickerson Street in Conroe. Travis Land and A.J. Williams of NAI Partners represented the landlord. Neal King of SVN | J. Beard Real Estate – Greater Houston represented the tenant.
Dallas-based Avion Hospitality has been awarded the management contract for five Texas hotels. The properties were developed and are owned by Houston-based Mac Haik Enterprises. They consist of Embassy Suites by Hilton College Station, Embassy Suites by Hilton Energy Corridor, Embassy Suites by Hilton Houston West – Katy, Fairfield Inn & Suites by Marriott Energy Corridor and Home2 Suites by Hilton Houston – Energy Corridor.
Pyek Group, a manager of waterpark destinations attracting more than one million visitors annually, leased 4,000 square feet at 24620 Kingsland Blvd. in Katy for its headquarters. The company’s portfolio includes the Typhoon Texas waterparks in Katy and Austin; Cowabunga Bay in Henderson, Nev.; and Cowabunga Canyon, formerly Wet ‘n’ Wild Las Vegas.
Hartman Income REIT Management announced its ninth Bizsuites location offering move-in ready offices ranging from 100 to 250 square feet for up to four people. The suites are in Hartman’s Regency Square office building at 7211 Regency Square Blvd. Shared amenities include a tenant lounge, free Wi-Fi, a lobby directory listing, mail delivery services and maintenance and janitorial services.
Longbridge Financial leased 2,270 square feet at 400 N. Sam Houston Parkway East. Thomas Emde represented the landlord, Hartman Income REIT.
